Walk the Property With Us

Your inspection will be conducted by Nicholas Pearson, Florida State Licensed Home Inspector and InterNACHI Certified Professional Inspector. We encourage you to attend so we can walk through our findings together.

Review Your Inspection Report

We'll send your detailed Spectora report as quickly as possible following the conclusion of your inspection, typically the same day.

We always welcome clients to attend their inspection in person. There’s no better way to understand a home than to walk it with someone who can answer your questions on the spot. If your schedule doesn’t allow you to be there, we’ll make sure the report gives you the full picture and we’re happy to go through it with you by phone afterward.

Insulation depth and condition, ventilation adequacy, and exhaust system performance in unfinished attic and crawl spaces.

Exterior

Siding, exterior windows and doors, trim, flashing, walkways, driveways, decks, patios, stairs, and site drainage.

Foundation, Basement & Crawlspace

Visible foundation components, evidence of movement or cracking, and any signs of moisture intrusion or structural concern.

Cooling System

Air conditioning equipment, thermostat location, energy source, and method of cooling.

Heating System

Heating equipment, thermostat location, energy source, and method of heat distribution.

Fireplace

Visible firebox components, chimney, lintel, damper, and cleanout doors.

Plumbing

Main water supply and shutoff, water heater, interior supply lines, fixtures including toilets, sinks, tubs and showers, drain/waste/vent systems.

Electrical

Service entrance and conductors, main disconnect, distribution panel, grounding, switches, receptacles, light fixtures, AFCI/GFCI protection, and smoke and CO detectors.

Appliances

Dishwasher, range, oven, microwave, garbage disposal, exhaust fans, garage door opener, doorbell, and dryer vent.

Doors, Windows & Interior
