Residential Inspections

A standard buyer’s residential inspection is a thorough evaluation of the home’s major systems and components, from the roof and attic through the foundation. We assess the condition of what’s visible and accessible, document our findings with photos, and deliver a comprehensive Spectora report that gives you a clear picture of the property before you commit.

Our residential inspection services cover structural components, roofing, exterior, foundation, electrical, plumbing, HVAC, insulation, ventilation, and all interior areas. We encourage buyers to attend the inspection so we can walk through findings together in real time.

4-Point Inspections

A 4-point inspection is commonly required by insurance companies for older homes and focuses specifically on four major systems: the roof, electrical, plumbing, and HVAC. This is a faster, more targeted inspection than a full residential walkthrough and is designed to help insurers assess the current condition and risk level of these core systems.

If your insurance carrier is requiring a 4-point inspection before issuing or renewing a homeowner’s policy, we can get this completed efficiently without sacrificing accuracy.

Wind Mitigation Inspections

Florida homeowners may be eligible for significant discounts on their wind insurance premiums based on how their home is built to resist storm damage. A wind mitigation inspection evaluates features like roof shape, roof-to-wall connections, opening protections, and roof covering materials, and documents them using the standard Florida wind mitigation form accepted by insurance carriers statewide.

Most residential inspections take two to four hours, depending on the size of the home and site conditions. Larger homes or properties with crawl spaces, attics, and outbuildings may take longer.

We strongly encourage it. Being present during the inspection gives you the chance to ask questions as we go and see things firsthand rather than reading about them later. If you can’t make it, the report will still give you a thorough overview and we’re happy to talk through it with you afterward.

A home inspection is not a pass/fail evaluation. Our job is to document the condition of the property accurately and help you understand what we found.
